Balcony Waterproofing – Efficient Solutions for Exterior and Interior Joints

This year, Joint Seal Waterproofing has been busy with a number of concrete repair and waterproofing projects across Toronto and the GTA. One of our recent projects was at a mid-rise residential building on Dundas St., where we were tasked with waterproofing the balconies and improving the caulking inside the units. The most recent in the series of concrete repair and waterproofing projects was one of the unit balconies.


Project Overview

The goal of this project was to protect the balcony from water damage, which can occur over time due to exposure to the elements. The work also included addressing potential water by sealing cold joints—areas where different slabs meet and could allow water to seep through.


Repair Method

Exterior Balcony Waterproofing

The first step in waterproofing the balconies was to remove the old, worn-out caulking. This was important to create a clean surface for the new waterproofing system to adhere properly. Once the surface was prepped, the crew applied a strong adhesive. This adhesive ensures that the new waterproofing membrane, which was installed next, would stick firmly to the balcony surface. The membrane serves as a protective barrier, preventing water from seeping into the concrete and causing damage over time.


Interior Caulking and Waterproofing

Inside the units, the focus was on the cold joint next to the balcony. Such joints, where different slabs meet, can be weak points for water infiltration.

To address this, the crew started by cleaning the joint thoroughly. They then applied an industrial-strength adhesive to ensure the new sealing materials would adhere properly. A continuous patch was installed over the joint, followed by a layer of adhesive and joint sealer. This creates a solid, waterproof barrier, protecting the interior spaces from potential leaks.
