This week we returned to a mid-rise residential building where we had previously completed a series of successful repairs in the parking garage and on the building façade. The initial and subsequent phases, carried out in October and November 2024, involved repairing parking garage ceiling, drain waterproofing, and caulking around windows. This latest project focused on repairing cold joints and applying a durable epoxy-based floor coating to enhance the structural integrity and functionality of one of the mechanical rooms.
Repairing Cold Joints
Cold joints, where two concrete slabs meet—such as at the corners formed by walls and floors—are weak points that can often leak if left unaddressed. To repair these areas, a continuous patch was installed at a 45-degree angle along the joint, and the patch was coated with a waterproofing membrane. This process ensured that the joints were fully sealed, protecting the structure from water intrusion. Once the repairs to the cold joints were complete, the floor was ready for coating.
Epoxy Floor Coating Application
The floor surface was carefully prepared to ensure the epoxy coating would adhere properly and provide long-lasting results. The surface was ground to remove any uneven areas and create a smooth, clean base. A primer was then applied to promote adhesion between the concrete and the epoxy layers. Sand was evenly broadcast over the primed surface to provide a non-slip texture and create a stronger bond with the coating. Finally, an epoxy coating was applied, resulting in a seamless, durable finish that resists wear, moisture, and mechanical stress.
